The Contract of Hire shall be between the Hirer and the Property Owner and subject to these Terms and Conditions of Hire. Puffin Cottage Holidays cannot accept responsibility for any problems that may arise with your property and all legal responsibility remains with the Property Owner
Bookings made within 8 weeks of your holiday date must be paid for in full at the time of booking. For a booking made more than 8 weeks before your holiday a deposit of 20% of the total due will be paid when booking. The balance will be paid 8 weeks prior to your holiday. In the event that the balance payment is not received by the required date, Puffin Cottage Holidays reserves the right to cancel the booking will be under no obligation to refund any deposits previously paid. Bookings cannot be accepted from persons under 18 years of age.
The maximum number of people (plus one baby) allowed in each apartment is stated in the description of the apartments. Extra persons cannot be accommodated. The hirer shall not part with possession of the property or share it, except with members of the party named on the booking form. The owner reserves the right to terminate the hire without notice or refund for a breach of these conditions.
Some properties may require damage deposits for all bookings made. Any damage deposit will be due along with the final balance payment, 8 weeks prior to your holiday, or, where the booking is made within 8 weeks of your holiday, the damage deposit must be paid in full at the time of booking.
The hiring contract is made on the understanding that the property and its facilities as published will be available for the dates stated. In the unlikely event that the property is not available through events outside the owners control the hirer will be notified as soon as possible. The owner will refund all monies paid in full – but the hirer will have no further claims against the owner or Puffin Cottage Holidays.
Puffin Cottage Holidays endeavours to ensure that all our properties are correctly represented on our website. It is the hirers responsibility to ensure that they have fully read the description as stated on our website before making a booking. All information is given in good faith and believed to be correct, but Puffin Cottage Holidays cannot be held responsible for any errors, or the results of such errors. Puffin Cottage Holidays cannot accept liability for events outside of reasonable control, such as breakdown of domestic appliances, plumbing, wiring, sudden temporary invasion of pests, damage resulting from exceptional weather conditions or owner’s negligence resulting in loss, injury or accident.
Unless otherwise stated in the property particulars, tenancies commence at 3pm on the commencement date of the tenancy and terminate at 10am on the termination date to allow sufficient time for cleaning. If other arrangements are required these must be confirmed at the time of booking.
Although all our properties are thoroughly cleaned on departure, all bookings are accepted on the condition that the property is left clean and tidy i.e. crockery and cutlery is washed up and put back in cupboards and refuse is disposed of. Any breakage or damage will be billed to, and must be paid for, by the person who booked the property.
In the event that you fail to comply with the requirements set out here, the owner (or their representative) can refuse to allow you and your guests to enter and stay at the property or can require you and your guests to leave the property before the end of the holiday period.
The property owner or their representatives shall be allowed access to the accommodation at any reasonable time during the tenancy.
Pets are only allowed where explicitly stated in the description of the property.
In all properties linen and towels will either be provided or available to hire. This will be clearly stated in the description for each property.
Personal belongings are at the hirer’s risk at all times. No responsibility can be accepted by the owner for loss or damage to any vehicle or its contents.
In the event of cancellation the deposit will not be refunded. In the event of cancellation after payment of the balance every effort will be made to relet the property. If such reletting is possible the balance or that part thereof that is paid by another client will be repaid (less the booking fee).
In the unfortunate situation that you have a complaint will you please report it to the owner or his representative as quickly as possible to allow any problems to be resolved. No complaint will be accepted after the end of your holiday, where the owner has not had the opportunity to investigate and remedy any problem.
Neither Puffin Cottage Holidays nor the property owner can accept responsibility for work taking place outside the boundary of the property or for any noise or nuisance arising from works over which Puffin Cottage Holidays or the owners have no control.
The owner’s liability shall not exceed the amount actually paid as rental by the hirer for the accommodation rented to him/her by the owner.
Puffin Cottage Holidays reserved the right to change any advertised prices due to errors or any change in the VAT rate.
